A commercial boiler service should follow the appliance manufacturer's requirements and reflect the system's use and condition. It is separate from whole-system cleaning, a repair and any particular safety inspection or record the premises requires.
How often should servicing be arranged?
Set the interval using manufacturer instructions, usage, condition and site risk assessment. Review warranty, insurer and contractual requirements too. Do not wait for a recurring fault to become a scheduled service issue.
What should the service cover?
Agree the appliances and the work in advance. Depending on the equipment, servicing may include inspection, cleaning, combustion checks and functional safety checks. Pumps, controls, distribution pipework, water treatment and system flushing may need separate scope.
Give the engineer the model, fuel, service history and any fault codes. For multiple boilers, provide an appliance schedule so the report can clearly identify what was attended.
Plan access and downtime
- Arrange plant-room access and the responsible site contact.
- Discuss periods when heating or hot water can be unavailable.
- Provide previous defect records and manufacturer instructions.
- Agree permits, contractor coordination and any specialist access.
What should you receive afterwards?
Request a service record with findings, limitations, defects and recommended actions. Any safety or commissioning document should be appropriate to the actual work. A service does not automatically deliver a CP12 or prove the whole premises meets all legal and insurance requirements.
If the boiler needs repair or replacement
Ask for a clear diagnosis, repair quotation and indication of parts availability. Replacement should follow a design review of demand, distribution and controls. It does not automatically guarantee an EPC result or specific fuel saving.
For Leeds sites, see commercial boiler servicing, repairs and installation services. Union is based in Huddersfield; attendance and coverage are confirmed for each enquiry.
Contact Union Plumbing & Heating with your postcode and appliance or project details to confirm the right service, availability and a written quotation.
